Are we entering a real estate bubble?The information included is from research I conducted in preparation for a recent (September 7, 2011) presentation to the Chief Credit Officers from AgriBank’s 15 state district, which serves the Farm Credit System.

Farm land values in Central Illinois have gone up approximately 50% since July 2010. Rents have increased at a slower pace of approximately 28% since 2006. We may experience some catching up with a possible 15-30% increase for 2012. Current facts would suggest we will continue with a stable to strong farmland market in the Mid–States through 2012. There could be some softening or downward adjustment after 2012, but not severe.

This clearly will NOT be the housing/commercial real estate bubble. The presentation points out certain risks, but also opportunities, which illustrates why investment in farmland is a comparatively sound, long term investment.

CAST Hall of FameRay L. Brownfield is President of Land Pro LLC, and also a licensed Real Estate Broker with john greene Land Company in Oswego, Illinois. Ray manages approximately 5,000 acres in Illinois and Wisconsin for absentee land owners, and conducts real estate transactions, both acquisition and sales, for clients throughout Illinois. Ray holds the designation of Accredited Farm Manager, Accredited Rural Appraiser and Accredited Land Consultant.

Ray graduated in 1965 from the Illinois State University Department of Agriculture with a degree in Agricultural Education. Ray is a recipient of the Holbert Award, which is the highest award bestowed on an individual by the ISU Department of Agriculture. Since graduation, Ray has been a Vice-President of First National Bank – Peoria; Vice-President of Continental Illinois National Bank & Trust Company; Vice-President of Northern Trust Bank and President of a nationwide agricultural real estate company, now known as Capital Agricultural Property Services, Inc.

Also, Ray he has been the president of the Illinois Society of Professional Farm Managers and Rural Appraisers, receiving their highest award, the Hall of Fame Award, in 2001. Ray has also been the president of the American Society of Professional Farm Managers and Rural Appraisers. In addition, Ray is currently serving as President-Elect of the REALTORS® Land Institute.

Ray has served as a member of the Agricultural Alumni Association and is very involved with fundraising for the 100th anniversary of the Illinois State University Department of Agriculture. Additionally, Ray served in the Illinois Army National Guard for 35 years, retiring as a Chief Warrant Officer, CW5.

Illinois Real Estate Broker Takes National Leadership Role in the REALTORS® Land Institute

December 11, 2009 (Chicago) - Ray Brownfield, ALC, was sworn in as 2010 National Vice President of the REALTORS® Land Institute (RLI) on November 13, in conjunction with the NAR Annual Conference & Expo in San Diego.

The REALTORS Land Institute is the affiliate organization of the National Association of REALTORS® (NAR) that serves the leading real estate professionals who specialize in land. NAR President Charles McMillan conducted the swearing in ceremony.

A licensed broker in Illinois, Brownfield currently works for john greene Land Company of Oswego, Ill., and he resides in Naperville, Ill. As 2010 Vice President, Brownfield will ascend to the national presidency of RLI in 2012.
During his career, Brownfield has worked in farm management and real estate brokerage for Continental Illinois Bank & Trust Company, First National Bank of Peoria, The Northern Trust Bank, and Capital Agricultural Property Services, Inc.

He holds the esteemed Accredited Land Consultant (ALC) designation, conferred to only those land professionals who achieve the highest levels of education and experience. He also earned the professional title of Accredited Farm Manager (AFM) in 1970, and Accredited Rural Appraiser (ARA) in 1974.

As a leader in the agricultural community, Brownfield has been newly appointed to the lllinois State University College of Applied Sciences and Technology Dean’s Advisory Board. He held the position of national president of the American Society of Farm Managers and Rural Appraisers (ASFMRA) from 2007 - 2008. He is also a member, Hall of Fame recipient, and past president of the Illinois Society of Professional Farm Managers & Rural Appraisers (ISPFMRA). Additionally, Ray is a member of the Chicago Farmers and the advisory board for the Chicago High School for Agricultural Sciences.

After 35 years of service, Ray retired from the United States Army Reserve as a CW5. Ray’s hobby is restoring vintage Mustang cars.

The 2010 RLI National Leadership team also includes President Dan Hatfield, ALC, of Medina, Texas; and Jesse Lane, ALC, of Nancy Lane Commercial Real Estate of Jackson, Mississippi.
